I am extremely grateful to live in Ojai; the summers here are just magical (I don’t mind the heat).  As I’ve mentioned many times, there’s nothing like a summer concert outdoors at Libbey Bowl.  Over this concert season I’ve had the opportunity to see several of the concerts, and there are several more I intend on seeing.  However, I have a bit of gripe.

Without applying this to any specific bands – to the sound engineers – PLEASE turn up the volume!  ONE of the concerts I have seen (out of five) had what I would consider appropriate volume for ROCK music.  And by rock music, I’m not talking about Metallica, Def Leppard, or The Who.  I’m talking about The Turtles, The Eagles, Abba, The Beatles, The Rolling Stones – bands not known for blowing out the speakers.  All I’m asking is that the bass, drums, vocals, and lead guitar are prominent and present in the mix – with enough energy to drive the music.  There is nothing worse than hearing a classic, favorite tune being played as if you’re sitting in a lounge back in the 1970s.  And it’s not just me, the people I attend the concerts with (as well as people I hear commenting in the audience) seem to feel the same.  The music is lacking DRIVE and ENERGY.

I realize there are people that live in the streets around Libbey Bowl – but didn’t they realize the Bowl was there before they moved in?  And the concerts typically end by 9:00, 9:30 – so they don’t go too late.  I’m not sure if there is now a city-enforced decibel limit, but that limit is really too low.  For the love of rock music…TURN IT UP!

Here’s a quick mortgage rate update:

The Inflation Data We Were Hoping For!

(Not to mention, the Dow is at an all-time high and mortgage interest rates are down)

 

With the Consumer Price Index (CPI) being the most important economic report for the bond market these days, the most important line item in yesterday’s report was the month over month core CPI, which excludes food and energy.  That number was forecast to hit 0.2% but instead came in at 0.1%, rounded up from 0.065%.  In layman’s terms… Inflation is showing signs of easing!

If this report were repeated for 12 months, core inflation would be under 0.8% for the year.  Considering the Fed’s inflation target is 2%, after yesterday’s CPI report, it’s no surprise that bonds rallied in response.  To make matters better, the most problematic component of the core CPI numbers, the one that tracks housing expenses, finally made the big downward shift that analysts have been waiting for.  “Shelter” dropped to an unrounded 0.17% from 0.4% last month.  That’s actually lower than most of the pre-pandemic trend.

The bond market response was immediate with 10-yr yields down to 4.2%.  Fed rate cut expectations also ramped up significantly, roughly matching the drop seen after the last CPI report.

15-yr fixed:  6.32%

30-yr Jumbo:  7.05%

30-yr FHA:  6.25%

30-yr VA:  6.26%
